Most common-property defects are small, and that is exactly what makes them hard to get done. A bent car park bollard, a gate that has dropped and will not latch, a section of handrail with rusted fixings — none of it is urgent enough to command attention, and all of it sits on the maintenance list until somebody trips over it or an insurer asks about it.

We are set up for that work. One licensed contractor, direct to your strata manager or committee, with a written quotation you can put in front of a meeting and photographs of what we found so the people approving the spend can actually see it.

Gary Jones quotes the work, carries it out and answers the phone afterwards — there is no account manager or call centre between the committee and the person holding the tools. We work across Brisbane, Moreton Bay, the Sunshine Coast and the Gold Coast, and every licence and insurance listed here is current and checkable by number.

A note on balustrades

We fabricate, repair and replace non-structural balustrade and handrail — car park and walkway barriers, stair and ramp balustrade, ground-level handrail, and repairs to existing installations. Balcony balustrade replacement and balustrade compliance work on residential buildings is structural and sits outside our QBCC class. If that is what your scheme needs we will say so on the first call and point you to the right contractor rather than quoting it.

Scope set out in writing so it can be attached to a motion, circulated before a meeting, or compared against other quotes on the same basis.

Photographic defect reporting

Committee members are spread across the building and plenty live elsewhere, and the defect is often in a plant room or the back of a car park. Photographs of what we found and of the finished work mean the decision and the sign-off are made on the same evidence.

Work around residents

After-hours and out-of-trade-hours attendance where a driveway, car park entry or lobby cannot be closed during the day. Access needs confirmed before we arrive.

Engaging us

Can you provide a quotation we can put to the committee?
Yes. Every job is quoted in writing with the scope of works set out, so it can be attached to a motion or circulated to the committee before a decision. If you are collecting comparison quotes, tell us what the others have been asked to price and we will quote the same scope so the committee is comparing like for like.
Do you work through the strata manager or direct with the committee?
Either. We are set up to work through the manager, who holds the instruction and the invoice, and equally comfortable attending at a committee member request where the manager has authorised it. This work is what we already do in occupied commercial and facilities buildings and we are extending it to residential schemes. One point of contact from quote through to invoice, and you are dealing with the owner of the business, not a call centre.
Can you service the pumps in our plant room?
Pumps connected to water and sanitary services in a strata building are regulated plumbing work, so that work is carried out under the licensed plumbing contractor rather than direct to the body corporate. We work alongside the building plumber providing the mechanical capability on that plant. Where the work is fabrication, guarding, access or bracketry around the plant, we are engaged directly.
What insurance and licences do you hold?
QBCC Licence 15602031 for non-structural fabrication and installation, and Electrical Contractor Licence 1512430. $20,000,000 public and products liability, and WorkCover Queensland. Certificates of currency are available on request and we are happy to provide them to your manager before we attend.
Will you work around residents?
Yes. People live in the building, so noise, access, parking and notice all matter. We can work outside normal trade hours where a car park entry, lift lobby or driveway cannot be closed during the day, and we will tell you up front what access we need and for how long.
Do you take on small one-off jobs?
Yes. A single bent bollard or a gate that will not latch is a normal job for us, not an inconvenience. Small reactive work is most of what we do, and we would rather clear a defect list in one visit than make three attendances of it.
